MFAR, a leading real estate developer in South India, is known for shaping high-performance commercial environments. As electric mobility gains momentum across India’s urban corridors, the company saw a pivotal opportunity: Could commercial buildings evolve from passive assets into active enablers of the country’s clean transport future?

Many of MFAR’s tenants had already begun electrifying their vehicle fleets or encouraging employees to drive EVs. But existing infrastructure—designed long before the EV era—wasn’t equipped to meet that demand. Electrical capacity was limited. Parking spaces weren’t wired. And most importantly, a user-centric, building-integrated charging system simply didn’t exist.

MFAR aimed to change that. The goal was ambitious: install an enterprise-grade, fully integrated charging network across its key properties, purpose-built for tenant use and aligned with national sustainability goals.

The Solution

Deploying a private, intelligent EV charging ecosystem at scale

To execute on this vision, MFAR partnered with Bolt.Earth, India’s largest EV charging network, to co-develop a charging platform that was not only technically robust but operationally seamless.

A dual-format network tailored to urban mobility
1. The deployment included 40 EV charging stations.
2. 10 Smart socket chargers (3.3 kW) for two-wheelers
3. 30 Four Wheeler fast chargers (7.4 kW) for four-wheelers 

This design enabled MFAR to serve the diverse commuting patterns of its tenants—ensuring convenience without straining on-site power systems.

Infrastructure upgrades without disruption
Bolt.Earth began with a site-level feasibility assessment—mapping optimal charger placement, electrical capacity, and connectivity requirements. Over the next five weeks, the teams executed electrical upgrades, secured regulatory clearances, and installed the chargers—delivering full infrastructure transformation without interrupting business operations.

Seamless user experience with intelligent controls
All charging stations were configured as “Restricted Access”—accessible exclusively by MFAR tenants and staff via the Bolt.Earth app. Each charger featured QR-based access and real-time energy tracking. A centralized control panel allowed MFAR to manage usage, generate automated invoices, and monitor environmental impact across properties.

Adoption enablement through training and analytics
To ensure sustained engagement, Bolt.Earth conducted structured onboarding for facilities teams and tenants, covering charger access, app functionality, pricing configuration, and system diagnostics. This transformed a technical rollout into a fully operational tenant amenity.

MFAR’s EV infrastructure initiative is now delivering measurable benefits across operational performance, tenant satisfaction, and environmental impact—positioning the company as a pioneer in low-carbon real estate development.

Decarbonization outcomes from day one
In its first year, the network delivered over 3,000 kWh of clean energy and avoided 454 kg of CO₂ emissions—a foundational step toward long-term ESG performance. As tenant adoption accelerates, the carbon impact is expected to multiply.
